Development intelligence platform
End-to-end site intelligence for land development: a spatial compliance engine that checks every bylaw rule against a project in seconds, AI-drafted planning rationale and variance justification, and daily monitoring of title, permits, and regulatory changes with alerts ranked by financial impact.
On a single marina project, the developer estimated $250,000 in avoided costs.

The problem
Land development in BC runs through zoning rules, bylaw restrictions, title covenants, referrals, and permit stages spread across disconnected government systems. Problems surface months in, when holding costs are already running.
What was engineered
Spatial compliance engine
An address resolves to a parcel, and spatial queries join it against every loaded layer at once — zone, overlays, constraints, title flags — returning a full compliance read in seconds.
Citation-level accuracy
Every bylaw rule checked against the project's parameters, each returned as pass, variance required, or fail, with the exact citation from the governing document.
AI-drafted submissions
An AI layer drafts the planning rationale and variance justification from those results, and assembles the submission package with pre-filled forms.
Continuous monitoring
Daily monitoring watches title, permit status, and regulatory changes, raising alerts ranked by financial impact.
Why it matters
This is AI engineering in its full shape: a real data architecture, a model layer doing specific jobs with citations rather than opinions, and monitoring that turns regulatory noise into ranked decisions.
Stack
All work has been anonymized to protect clients.
